Remote CAD & permit drawings · Houston, TX

For renovators who’d rather build than draft: plans that earn the stamp.

Send us a sketch, a handful of site photos and a few measurements. We send back as-built plans, permit sets and structural-ready documents your plan-checker can read without a sigh.

Services & rate sheet

Three kinds of drawings. One invoice per project.

Priced per project, not per mood swing. Pick the set you need, send us the raw material, and we’ll quote the exact figure before a single line gets drawn.

The tools are old-school. The files are DWG, DXF and PDF, and your plan-checker will be fine with that.

What every set carries

The fine print, set in large type.

We’d rather tell you what we are and aren’t now than at 4:55 on a Friday, three days before your permit window closes.

Code basis, looked up

Drafted to the IRC or IBC edition, plus local amendments, your jurisdiction actually adopted. Give us the address; we check the rest.

Drafters, not stamp-holders

We draw; a licensed engineer or architect stamps where your jurisdiction requires one. We hand them a set that doesn’t make them grumpy.

Files you can use

PDF to print, DWG and DXF to edit later. Layers named so a stranger could find the plumbing without a séance.

Two rounds on the house

Plan-checker comments come back? Two full revision rounds are in the price. After that it’s $68 an hour, clock stops when we do.

The route a project takes

From napkin to plan-checker.

Four stops, and you only have to do the first one. The rest is us, a very large monitor and a worrying amount of coffee.

Stop 1 · You

Send the raw material

Sketch, photos, a tape-measure sheet we’ll email you, and the property address. Blurry is fine. Fiction is not.

Same-day reply
Stop 2 · Us

We audit your numbers

Dimensions get cross-checked against the photos. Anything that doesn’t add up comes back as a short, polite list of questions.

Before we draw
Stop 3 · Us

We draft the set

Plans, elevations, sections, details and notes, laid out to your jurisdiction’s submittal checklist, not a generic one.

About 5 business days
Stop 4 · You

Submit, revise, repeat

PDFs and CAD files land in your inbox with one invoice. Comments from the plan-checker? Two rounds are on us.

Stamped by your engineer

Got a sketch on a napkin? We accept napkins.

Coffee rings add character and, regrettably, scale error. Send it anyway.

Honest answers

Questions people ask before the napkin.

Still wondering?

Call the desk and a person will pick up. Mon–Sat 11am–4:30pm, Sun 10am–5pm Central.

Do you stamp the drawings?

No. We’re drafters, not engineers or architects. If your jurisdiction needs a licensed stamp, we prepare a clean, structural-ready set for your engineer to review and seal. We can also ask around if you need an introduction.

How do you measure a house from Houston?

You or your contractor do the tape-measuring using a one-page checklist we send, plus photos from each corner. A laser measure helps, a tape works. We cross-check every number and flag gaps before drawing.

Which cities and counties do you draw for?

Anywhere in the U.S. We look up the adopted code edition and the submittal checklist for your building department, then format the set to match. Odd local requirements are welcome; we like a puzzle.

What happens when the plan-checker sends comments?

Forward them to us. Two revision rounds are included in the project price. If a third round is needed, it’s $68 an hour, and we’ll tell you the estimate before we start.

How do I pay?

By invoice, once we’ve agreed the quote: half to start, balance on delivery. ACH, card or check. There’s no cart and no checkout. Just an email with a PDF in it.
